Repair or replace?
On a commercial roof the working rule is 25–30%: once damage passes that share of the roof, replacement costs less per remaining year than chasing leaks. On a house it is age plus pattern — a 12-year-old roof with one bad boot gets repaired; a 22-year-old roof leaking in three places does not. After a storm the answer may be neither, because the work belongs in an insurance claim.
Emergency leaks
Active leaks get stabilized first — tarping, temporary patching, clearing whatever is backing water up — then repaired properly once the roof is dry. Emergency and after-hours calls run 25–50% above scheduled rates, which is why a maintenance plan usually costs less over a year than one bad night. Call (800) 674-9535 and say the leak is active.
Finding the actual leak
Water travels. It runs along decking, purlins and rafters before it shows up on a ceiling tile, so the wet spot inside is rarely under the hole outside. We trace it from both sides — interior and roof — and fix the entry point rather than sealing the stain.
Frequently asked questions
How much does a roof repair cost?
Most commercial repairs land between $300 and $4,500 depending on what failed. Residential repairs are usually a few hundred to a couple of thousand. See the costs page.
Can you repair a roof another company installed?
Yes, and most of our repairs are exactly that. If it is still under a manufacturer warranty, tell us first — the wrong repair can void it.
Do you repair in winter?
Yes. Cold-weather materials and heat welding work through a Kansas winter. Some coatings have temperature minimums, and we will say when a repair should wait.
How soon can you get here?
Emergency leaks first, then scheduled repairs. Lead times stretch in the weeks after a hailstorm, which is one more reason to get post-storm inspections done early.
