What is EPDM roofing?
EPDM (ethylene propylene diene monomer) is a synthetic rubber sheet, usually black, installed in wide rolls over insulation. Seams are joined with tape or adhesive rather than heat-welded. It stays flexible in cold weather, shrugs off UV and ozone, and has the longest track record of any single-ply membrane — the reason so many older warehouses and schools in Kansas are still on it.
How much does EPDM cost?
EPDM is the lowest-cost single-ply system we install. A full tear-off and new system falls inside the same $9 to $20 per square foot range as other commercial systems, toward the lower end; a recover over a dry, sound roof costs less. Thickness (60 or 90 mil), attachment method, tear-off and insulation drive the final number.
| Scenario | Cost per sq ft | Notes |
|---|---|---|
| Ballasted over existing | Lower end | Stone holds the sheet; roof structure must carry the weight |
| Mechanically attached | See costs | Fastened through the insulation to the deck |
| Fully adhered | See costs | Glued down; flatter, quieter in wind |
| Tear-off added | See costs | Removal and disposal |
Where EPDM fits — and where it does not
| Good fit | Poor fit |
|---|---|
| Large, simple roofs where cost per foot matters | Restaurants and plants venting grease or chemicals |
| Cold climates with hard freeze-thaw | Buildings where a reflective roof would cut cooling costs |
| Owners replacing an existing EPDM roof like-for-like | Roofs with heavy foot traffic and no walkway pads |
Black EPDM absorbs heat. In Kansas winters that is a mild benefit; under an Atlanta summer it adds cooling load, which is why we often recommend TPO in Georgia. White EPDM exists but costs more.
The weak point: seams
EPDM sheets are joined with tape or adhesive, and seams are where older EPDM roofs leak. Modern seam tape is far better than the glue used decades ago, but seams still need inspection and occasional re-work. That is also why EPDM repairs are usually straightforward: clean, prime and patch.
Frequently asked questions
How long does an EPDM roof last?
20 to 30 years with maintenance, and many well-installed EPDM roofs go longer. Seam condition decides it more than the membrane itself.
Is EPDM or TPO better?
EPDM costs less and handles cold well; TPO welds its seams and reflects heat. On a large, simple roof in Kansas, EPDM is a strong value. Where cooling costs matter, TPO usually wins. We price both when both are realistic.
Can EPDM be coated?
Yes, with the right primer. A silicone restoration coating can add 10 to 20 years to a sound EPDM roof and turn it white.
Does hail damage EPDM?
EPDM absorbs impact better than many membranes, but large hail bruises and eventually punctures it — and the damage is hard to see. Inspect after significant storms.
