Why roofs fail early
Almost never because the membrane wore out on schedule. They fail because a drain stayed clogged, a pipe boot split, another trade walked across the roof and left a puncture, or wet insulation spread quietly under a sound-looking surface for three winters. Every one of those is cheap to fix in the month it happens and expensive to fix two years later.
What a plan includes
- Spring and fall inspections, photographed and filed
- Drains, scuppers and gutters cleared each visit
- Minor repairs handled on the spot: sealant, small patches, loose fasteners, re-secured flashing
- A written report each visit, with anything larger quoted separately before work starts
- Post-storm check after major hail or wind in your area
- Maintenance records kept on file — the documentation warranty claims depend on
It protects your warranty
Most commercial roof warranties require documented inspections, commonly twice a year, and exclude damage from neglect or from work other trades do on the roof. When a claim is denied, missing maintenance records are one of the most common reasons. A plan keeps that record without you having to think about it. More on what is and is not covered: roof warranties.
What it costs
Pricing depends on roof size, system type and how much rooftop equipment there is. It is quoted annually after the first inspection, and it is a small fraction of a single emergency repair — emergency and after-hours calls run 25–50% above scheduled work, before counting the interior damage a surprise leak causes. Frequently asked questions
Do you maintain roofs you did not install?
Yes. We inspect the roof first so both sides know its condition before the plan starts, and we will tell you honestly if a roof is too far gone for maintenance to be worth it.
What happens if you find something major?
You get photos, the cause and a quote before any work beyond the included minor repairs. Nothing large happens without your approval.
Can we cover multiple properties on one plan?
Yes. Portfolio owners and property managers usually put every building on one schedule, with one report per property and a summary across the portfolio.
