Commercial Metal Roofing

Standing seam metal is the longest-lived commercial roof: 40 to 70 years, at roughly $10 to $18 per square foot installed. It suits sloped commercial roofs, sheds hail and wind well, and can often be restored with a coating rather than replaced when it ages.

Where metal makes sense

Metal belongs on roofs with enough slope to shed water: pre-engineered metal buildings, churches, retail with mansards, and low-slope roofs of about 1/4:12 and up with the right panel system. On a dead-flat roof, a membrane is the better answer. Standing seam panels run continuous from ridge to eave with raised, concealed-fastener seams, so there are few holes through the roof for water to find.

The up-front cost is the highest of the common systems. Spread across a 50-year life with minimal maintenance, the cost per year is among the lowest.

Aging metal roofs: restore before you replace

Many metal buildings in Kansas and Georgia are 25 to 40 years old with exposed-fastener panels. The usual problems are rust at laps and fasteners, backed-out screws and failed sealant at the seams — not failed panels. Re-fastening, sealing the seams and applying a restoration coating typically costs a fraction of re-roofing and resets the clock.

Metal and hail

Hail dents metal, and dents that break the paint film invite corrosion. Heavier gauges and profiles with stiffening ribs resist it better. After a storm, metal damage is usually easy to see and document — which makes claims more straightforward than on membrane roofs.

Frequently asked questions

How long does a metal roof last?

Standing seam systems commonly last 40 to 70 years. Exposed-fastener systems last less and need fastener maintenance along the way.

Is metal noisy in rain?

Over a properly insulated deck, no more than any other roof. The noise reputation comes from barns and sheds with no insulation.

Can metal go over an existing roof?

Often yes, with a sub-framing system, which avoids tear-off. We check the structure first.
