Commercial Roof Repair

Commercial roof repair fixes leaks, failed seams, flashing and storm damage on flat and low-slope roofs, usually for $300 to $4,500 depending on the damage. ACR inspects free, photographs every defect and tells you plainly whether a repair or a replacement is the better spend.

What commercial roof repair covers

Most commercial roofs fail at the details long before the field of the membrane wears out. Repair work means opening up the failure, drying or replacing wet insulation underneath, and rebuilding the detail so it sheds water the way the system was designed to. We repair TPO, EPDM, PVC, modified bitumen, built-up and metal roofs, whoever installed them.

  • Punctures, tears and open seams in single-ply membrane
  • Failed flashing at parapets, curbs, drains and pipe penetrations
  • Blisters, splits and ridging in modified bitumen and built-up roofs
  • Ponding water, crushed insulation and clogged or undersized drains
  • Hail bruising, wind-lifted edge metal and storm debris damage
  • Loose fasteners and backed-out plates telegraphing through the membrane

Signs your roof needs attention now

Interior stains are the last symptom, not the first. By the time water reaches a ceiling tile it has usually been tracking through the insulation for months. Walk the roof, or have us walk it, if you see any of these:

  • Water still standing 48 hours after rain stops
  • Seams that have opened, curled or turned chalky and brittle
  • Soft, spongy spots underfoot — wet insulation below the membrane
  • Sealant at pipe boots and curbs that has cracked or pulled away
  • Granules from a mod-bit or shingle roof collecting in the gutters
  • A rising cooling bill with no other explanation

How much does commercial roof repair cost?

Most commercial roof repairs land between $300 and $4,500. A single puncture or small patch is usually $300 to $900; flashing and sealant failures run $450 to $1,200; ponding and wet-insulation work runs into the thousands because the deck has to be dried out and rebuilt before anything is sealed.

Repair or replace? The 25% rule

When active damage covers more than about 25–30% of the roof, repairs stop being the cheaper option and replacement wins on cost per remaining year. Below that line, repair is almost always the better spend — and on a roof with a sound membrane but a tired surface, a silicone or acrylic restoration coating can add 10 to 20 years for meaningfully less than a tear-off.

If a repair is throwing good money after bad, we say so. See commercial roof replacement for what a full system costs.

How an ACR repair works

  1. Free inspection. We walk the roof, photograph every defect, check the drains and, where moisture is suspected, take core cuts so we know what the insulation is doing.
  2. Written findings and options. You get the photos, the cause, and line-item pricing for repair — plus the restoration and replacement numbers if they are the smarter buy.
  3. Scheduled around your operations. Tenants, customers and deliveries keep moving. We stage materials where they will not block your doors.
  4. Repair to system spec. Matching membrane, manufacturer-approved details, wet insulation cut out rather than sealed over.
  5. Close-out packet. Before-and-after photos, what was done, and the workmanship warranty in writing.

Storm damage and insurance claims

Hail and straight-line wind are the most common causes of commercial roof damage in both of our markets, and much of it is invisible from the ground. If your roof was in the path of a storm, we document the damage to the standard adjusters expect, meet your adjuster on the roof, and supply a line-item scope for the claim. You stay in control of the claim; we make sure nothing gets missed. More on hail damage and roof insurance claims.

Frequently asked questions

How quickly can you stop an active leak?

Active leaks get emergency response: we stop the water first with a temporary repair or tarp, then come back for the permanent fix once the roof is dry. Call (800) 674-9535 and say the leak is active.

Will you repair a roof another contractor installed?

Yes. Most of the repairs we do are on roofs we did not install. If the roof is still under a manufacturer warranty, we will tell you before we touch it, because the wrong repair can void it.

Can you repair a roof in winter?

Yes, with the right materials. Cold-weather adhesives and heat welding let us make permanent repairs through a Kansas winter; some coatings and adhesives have temperature minimums, and we will tell you when a repair should wait for warmer weather.

How long does a commercial roof repair last?

A properly detailed repair on a sound roof lasts years, not months. On a roof near the end of its service life, a repair buys time to budget for replacement — which is a legitimate use of a repair, as long as you know that is what you are buying.

Do you offer maintenance so this stops happening?

Yes. Twice-yearly inspections with minor repairs included catch the small failures that become the $5,000 ones. See commercial roof maintenance plans.
