Roofing Costs & Pricing

Roofing prices are not a mystery. Commercial repairs typically run $300 to $4,500, commercial replacement $6 to $11 per square foot, restoration coatings $2.50 to $5.50, and residential replacement varies by material. Here are the ranges we work from, and what moves them.

What moves the price

  • Roof size. Larger roofs cost less per square foot — mobilization is spread over more area.
  • Tear-off vs. recover. Tear-off carries the labor and disposal; a recover over a dry, sound roof is the cheaper path where code allows it.
  • Insulation and drainage. Code R-value, and tapered insulation where ponding has to be fixed.
  • Deck condition. Rotted or rusted decking found at tear-off is repaired before the new system goes down.
  • Details. HVAC curbs, skylights, parapets and penetrations all add labor.
  • Warranty length. Longer manufacturer terms require heavier assemblies.

Storm damage may be covered by insurance rather than by you — see roof insurance claims. For everything else, financing spreads the cost over the life of the roof. A free inspection turns these ranges into an exact written number for your building.
