Why Atlanta roofs come down
Rarely one dramatic event. More often it is accumulation: years of UV and heat cycling that make shingles brittle, summer storms that lift tabs and crack sealant, humidity that keeps decking damp, and algae streaking that signals a roof holding moisture. By the time leaks appear, the roof has usually been failing quietly for a while.
What it costs
| Project | Typical range |
|---|---|
| Home, 1,800 sq ft roof | $9,500 – $15,500 |
| Home, 2,400 sq ft roof | $12,000 – $19,000 |
| Home, architectural shingle | $4.50 – $7.50 per sq ft |
| Home, standing seam metal | $9.00 – $16.00 per sq ft |
| Commercial, full tear-off | $9 – $20 per sq ft |
| Commercial, recover | Less than tear-off; quoted per roof |
Permits and HOAs
Permitting differs across Fulton, DeKalb, Cobb, Gwinnett and Cherokee, and larger commercial projects commonly take one to three weeks for approval. Many north metro neighborhoods also require architectural review for a color or material change. We handle both and build the timeline into the schedule.
Ventilation matters more here
A Georgia attic in August is brutal on a roof from underneath. Inadequate intake or exhaust ventilation cooks shingles, shortens their life and raises cooling bills. We check the ventilation balance during the inspection and correct it as part of the replacement, which is one of the cheapest ways to add years to a new roof.
How the project runs
- Free inspection with photos, ventilation check and, on commercial roofs, core cuts
- Written proposal with options, line-item pricing, warranty and schedule
- Permits and any HOA approval
- Tear-off, deck inspection and repair
- Installation to manufacturer spec, documented
- Cleanup, magnet sweep, photos and warranty registration
Frequently asked questions
How long will it take?
Most homes are one to three days. Commercial runs roughly a week per 10,000 square feet.
Do we have to leave during the work?
No. Homes stay occupied; offices, retail and warehouses stay open.
Will a lighter roof lower cooling bills?
Usually, yes — lighter shingles and proper attic ventilation on homes, reflective membrane on commercial roofs. It is a measurable difference in a Georgia summer.
Does insurance cover storm damage here?
If wind or hail caused it. Atlanta sees fewer hail days than Kansas but plenty of wind and heavy rain. See insurance claims.
